STAGING YOUR HOME IN WINTER

It’s a common misconception that winter is a bad time to put your house on the market. Sellers that take advantage of the
winter months often find that they have less competition for buyers than they would during heavier months.
But selling your home in winter does pose some challenges, since you aren’t able to take advantage of the spring and
summer foliage to frame the curb appeal of your home. However, there are some things you can do to highlight your
home’s best features, even when the “weather outside is frightful!” The key is to go for a clean, warm and cozy vibe.
Safety first
One key chore you want to make sure you tackle when selling your home is to keep the sidewalks, driveway, and front
porch clear of snow and ice. This is essentially a safety measure, as you don’t want potential buyers slipping and falling on
your walkways. You want buyers to see unique features around your home, like the friendly porch or the view of the
beautiful mountains from your gorgeous back patio.
Roll out the welcome mat
Add some color to the monotone landscape with some evergreen or winterberry plantings, or a beautiful wreath on the front
door. Add a welcome mat for cleaning wet feet and keeping the muddy sludge outside, and add heat lamps on your patio to
encourage exploration, if needed.
Adjust the temperature and lighting
The last thing you want is for prospective buyers to arrive at a cold, dark house. While we generally commend all efforts at
energy conservation, when your house is on the market you’ll want bump up that thermostat and leave the lights on. You
can use a timer to turn the lights on in the late afternoon, if needed. There is just something so comforting and inviting
about driving up to a well-lit home on a cold evening.
Turn up the coziness
Anytime we are staging a home, the goal is for potential buyers to envision themselves living there. You should generally
declutter and try to make the home as spacious as possible. If listing your home around or just after the holidays, maybe go
a little lighter on the festive decor and instead create a cozy fire in the fireplace and some strategically placed candles. Use
textures to add warmth, like a faux fur throw blanket wrapped casually over a chair. This will allow you to decorate for the
season with making your home feel smaller with all the added seasonal items.
